Chestnut Yard (pictured above) will deliver a fully equipped medical centre and five retail units for local residents.
It is the latest scheme to receive planning consent within the wider £500m marina development following the luxury retirement living scheme earlier this year.
The wider vision for the Edinburgh Marina development is to create a cross-generational lifestyle hub combining state-of-the-art facilities and a variety of housing tenures.

The 28-hectare marina is located 2.5 miles north west of central Edinburgh.
The marina’s transport links will be improved when the new tram extension to Granton and Leith is completed.
Kevin Fawcett, spokesperson at Edinburgh Marina Holdings, said: “The provision of essential local shopping and health care services within the community is vital to the development as a whole and will help to reduce vehicle use in the surrounding area.
“This facility is a key milestone for the development and a significant step forward for Granton’s local residents, which is long overdue.”
